Indoor Storage that Pays for Itself

“Today I’m here to talk about National Indoor RV Centers’ biggest differentiator. So it’s actually what our company was founded upon. So one of the biggest benefits that we bring to our customers is indoor storage. We want to protect the valuable assets, your beautiful coaches that you buy from us. So that you can use them for years to come. And there’s. So many benefits to storing indoors. And we can’t really talk about what our company was founded upon without the actual founder. So I have with us today Brett Davis, our CEO and founder. Thank you. And he had the brilliant concept for indoor storage because it really wasn’t available on this sort of scale when we started.”

“So we started National Indoor RV Centers. We were just going to be service and storage and then we kind of blew up and. Now we offer everything. So uh give us your vision there Brett. Well I don’t know that there was any brilliance. I think it was just experience. My first coach was a Foretravel purchased in 1985 and I stored it indoors. I stored it in a hangar. But by 2006 2007, none of the airports would allow you to store a coach inside of a hangar. And the reason indoor storage was big to me is I felt I didn’t have any empirical data, but I felt my coaches sold for more than coaches that had been stored outdoors. Well,.”

“Now we have that data. So, that’s why National Indoor RV Centers was founded. It was built initially. I wanted a place to continue to store my coach and do it. Well, I think also you wanted a place where it was a one-stop shop. I know that you talked several times about having to go pick up your coach from storage, take it to the service department. Service department says, “Hey, we can get you in three weeks when the parts come in.”. So,. Now you’re back to storage. You’ve got someone following you both ways like it can be a big headache. No, that is. Correct.”

“Wanted to eventually be a one-stop shop where all I had to do was drop off and pick up. If I needed service, it’s not if, it’s just when I put a scratch in the coach, I had paint and body. You want to clean when you go out for a trip, right? Personally, and I found that I wasn’t alone. I would always wash the bugs off the front of my coach when I returned it, but I’d have the entire coach washed before I left for 45-foot billboards going down the freeway. Absolutely. Looking nice. Looking nice inside and out. Right. Correct. So, when it comes to storage, we did it in 2018 and we did it.”

“Again just last week in anticipation of this. Went to our database and pulled every coach we’ve ever sold new that was then stored indoors with us for the life of that coach. And then we resold it on consignment or as a trade to see what did those coaches sell for compared to all the coaches that had never been stored indoors. Obviously, I’ve always been a class A diesel owner, and it accounts for 72% of that population of 862 coaches that fit that. Those 862 coaches sold for 4% more than those not stored. And the anchor, if you will, was book value.”

“How far over book value did a coach that was never stored indoors sell for versus that same coach that had always been stored indoors and the difference was 4%. Which which makes complete sense. It’s just that there’s not very many people out there, probably no one out there that has the data that we have. Um, and the fact that you’ve run that data twice. Now and it proved the same results both times, right? Both times. Um, eight years apart. 4% Doesn’t sound like much. Yeah, it does.”

“But the point is when you apply it to the average used sales price, that 4% was almost $11,000, which was more than any one of those 862 coaches paid us in storage during that same time period. So, you’re basically saying that your storage is free if you think of it in the long game, right? Correct. Correct. Obviously not factoring in the time value of money. What I am saying is you can purchase a coach new, pay to have it stored indoors, and when you sell it, you will recoup a little more than the cost that you paid cumulative in storage for having it stored indoors. Because when it’s stored outdoors, lots of damage happens.”

“Well, not only the wear and tear just on the coach from the UV rays, rodents that can get in your coach when you’re on a gravel lot. Um, I know a lot of people are in covered but not enclosed, which it only it doesn’t cover the whole thing. And even that, I think just the amount of the wear and tear on your coach. So the items that you’re going to have to have serviced more frequently or when you go to sell that coach are going to be way bigger from a coach that’s been outside to one that has been in a climate-controlled facility like ours. Well, I know we’ve both seen them. We see it daily.”

“We see 5-year-old coaches that look like they’re 10 years old, right? And we see 5-year-old coaches that look like they just came off the showroom floor. I just saw one like that today being delivered. I had to ask what year it was because it looked brand new. Well, in short, that’s the difference between storing one of these things outside versus storing it inside climate control. I can’t underscore enough the damage that takes place from the heat inside of a coach. Or let’s talk even about the cold, too. Oh, no. If you’re outside, you’ve got to winterize your coach every winter and you’ve got to de-winterize it.”

“But even if you do both of those things just exactly like you’re supposed to, your batteries, the life cycle or the uh the life of your batteries has got to be shortened with those first of all not being plugged in and then the extreme heat and cold. Every component’s life in that coach is shortened with that kind of extreme heat. 140° And boy Phoenix and Vegas inside it can even be hotter. The wood, the leather, residential appliances. These things were never designed for that kind of extreme heat. So, how is our National Indoor RV centers indoor storage different from all the rest? That’s a long list.”

“And uh when I was putting together the business plan for National Indoor RV Centers, I visited 36 storage facilities within a 20 mile radius and get a list of amenities or shall I say lack thereof. Uh the biggie for starters is your coach is always plugged into 50-amp service. That’s huge by the way for your inverter, your batteries, the battery life, it is huge. So it’s always plugged in. It is climate-controlled,. So you do not have to winterize or de-winterize. You can use the coach year round with that because you’re not winterizing. That. That’s huge. It makes it very easy to go pick up, take out on a trip, bring back at any time of the year.”

“Oh, and the proof is in the numbers. People who own a coach that are not full-timers on average use their coach four times a year. Our storage customers on average depart 26 times a year. That’s a huge difference. No, if it’s great weather in the winter, just pick up and go see grandma. I mean, it’s literally pick up packed ready to go pretty much if you leave everything in it like I recommend. So that it’s a easy vacation. That’s how I’ve always kept my coaches. Everything I had at the house before I went full-time, I had a duplicate in the coach. I didn’t want to pack and unpack. That takes a lot of the fun out of RVing, right?”

“So, we’ve covered the heat. We covered plugged into 50-amp service, but it’s a lot of other little things that most people don’t think about. Multiple dump stations on site. The ability to have it washed and detailed on site. I think. That’s huge because when you’re ready to head out for a trip, you want it not like we talked about, nice, shiny, clean, ready to go. You’re not stopping at a truck stop. I mean, there’s not a lot of options for washing your RV on the road that will accommodate our size and then that you can actually get dried quick enough before the water start water spots start staining your coach. Well,.”

“Another big benefit people don’t really think about, but we know it. Well, and that’s security. The vast majority of our majority of RV storage plots are on the outskirts of town and in a chain link fence, right? That’s on gravel. That’s what you’re going to get. What has never ceased to amaze us is the amount of repairs we do in our shop on a weekly basis where vandals of stolen TVs. That’s number one. Where they try and steal components. The sad thing is the components they steal are a fraction of the damage they cause to the cabinetry they were in to the windows. They’re taking it out. They’ll steal $1,500 worth of appliances and cause $6,000 worth of damage. Right?”

“Again, all of this is adding to the cost of coach ownership for outdoor storage, which is why no, in the end, it pays to store indoors. When you start factoring, vandalism, the increased insurance, winterizing, de-winterizing, the list is lengthy. It doesn’t take long to go. Yeah. Just to give some insight there, our buildings are secured. We have uh security gates. We also have cameras all around the property. So, we can see your coach coming in. We can see when it leaves. It’s just it gives an owner great peace of mind. Next to 50-amp plugs, which we have between 550 and 900 in every property. The thing we have the next most of is cameras.”

“There isn’t an inch inside or out that isn’t monitored by cameras. Security is something people just never think about and it happens a lot. Well, and I think security is huge. The other thing that I think is really valuable to coach owners is what is one of the most costly repairs that you have to do? It’s tires. I mean, it’s one of those it’s a safety item. You got to stay up on your tire safety. That’s why we developed RettroBand because we are passionate about keeping our customers safe. But there’s also just wear and tear on those tires from the heat and the elements when it’s stored outdoors and they’re not being moved.”

“Now you’re getting into the benefits or the convenience of storing with National Indoor RV Centers. And that’s a long list. We can go through how we do this in a little bit, but it means you can call, you can email, or you can go into your account online and schedule your departure with us. You fill the freshwater tank to whatever desired level you want, which we’ll get into how we know what that is. You check and adjust the air in all of the tires. You start your refrigerator ahead of time. So it’s nice and cool for you. And we have three- or four-corner weighing of your coach.”

“So that you know what the air pressure should be in every one of your tires based on how you loaded your coach and our valet know when they’re prepping your coach, right? That’s all in their database on that coach, right? And it’s all included in the storage. Also, we’ll exercise your generator, too. So, that’s another bonus when upon request. Well, we’re happy to do that. We do that a lot. A lot of customers traveling abroad, they’ll call in, ask us to exercise their generator. We do that.”

“The coach itself is getting exercised on a regular basis as we move it, which unless you’ve ever experienced it, and I have, you don’t move a coach in the heat for six months, you’re going to have flat spots, and you’re going to hit feel theup down the road, and it’s a whole new set of tires. Or they get into the all the cards. I’d say half our customers drive to the facility, get in their coach and leave. And they leave their car behind and we’ll keep your car. They put it in the spot where they took their coach out of under the awning and we put it back in the building where it’s secured for your car.”

“No, we’ll wash it. We’ll do the oil change. We’ll There’s a list we’ll do for your car while you’re gone as. Well. Ceramic coating. But on the coach, it’s amazing how many coach owners are like I am that in their database, they want all the bugs washed off on return. Sure. And they want it completely clean when they leave. But when we get into how we do this and you see the checklist from DEF to fuel, I mean, there’s 30 items that we can do. Takes the hassle out of RVing. Another big benefit with storing with us is we have five locations and with a couple of more to come. Those locations are close to airports.”

“The furthest away we are from an airport, the furthest one’s 45 minutes. That’s one. The rest are within 20, right? Our storage customers, especially, we have quite a few that live abroad. They’ll store in Atlanta and they’ll see the Southeast, right? And then they’ll want to drop off in Vegas or Phoenix or have one of our drivers take it there because the next time they come back, they want to see Zion or Bryce Canyon. They want to explore and it’s a lot easier even domestically and even cheaper, as many of our clients have found out, to fly home versus paying diesel fuel to drive home and drive back. Well, I think.”

“That’s huge because I know everyone we always have emergencies, right? Whether it’s a doctor’s appointment, whether it’s the grandson’s graduation you’ve got to get back to, you’re across the country. RVers that aren’t our customers, they’ll pay extra to just keep their coach sitting in a campground. Well, it’s not protected. It’s not covered. Um, and they leave it there. They pay a premium price for that. Whereas our customers, they can say, “Okay, I’m in Zion. I’m going to take it over to Las Vegas or I’m going to take it to Phoenix.”

“I’m gonna fly home, hit that doctor’s appointment, hit that special event or wedding and my niece, whatever it is that life happens while you’re out on the road and sometimes you’ve got to get back quickly. And. So we give them the convenience of having a place to store their motor home and then no worries. Leaving a coach in a campsite costs multiples of what our storage costs per month. That’s very expensive option. I guess they’re plugged in, but they’re not protected. They’re not out of the elements. Hail storm comes by, what are you going to do? With that privilege, they’re going to pay six to seven times more and more from what our storage cost, right?”

“I think that’s the key thing. So, you got to make. Sure you give us a call and get a quote for storage because I think a lot of people just assume because this is a premium storage facility that there’s a premium price involved. And as we go through the benefits and the conveniences, it’s a bargain. I don’t want to leave anyone with that impression. We have 11 different revenue streams. The business model was built on you don’t have to make all the money on one revenue. The business model was built on making a little bit of money on all of them. So. Yes, you’re not just kidding. Terry, you’re the face of the company. Terry’s the voice of the company.”

“People are always amazed, she said, when they call in at how cheap the story. They’re shocked. They’re shocked. They assume it was going to be more. Correct. But from us, from our perspective, it doesn’t need to be because as a storage customer, some point you’re going to need service, right? You’re going to need paint and body. You’re going to want that coach washed or detailed. You may want some of the premium products like RettroBand or a ceramic coating. And the list goes on. So because of the 11 revenue streams in any one of those revenue streams, our competitors in those streams can’t compete with us on price because they only offer one. That’s right.”

“We’re just making a little on all of them. We’ve talked an awful lot about the benefits. Benefits and convenience, but it’s really hard to see it until you see how it works. Well, maybe we can go over here and start with our coach location system, which for us is really a database, right? I’m going to show you how we try and make our hamburger taste the same everywhere, whether it’s for storage, service, sales, paint, and body. If it crosses the curb onto our property, it gets one of these barcodes. And we affectionately refer to that as our coach location system, but it is far more than that. In terms of coach location,.”

“Yes, our valet and our customers when they’re logged into their account, they know exactly where their coach is sitting at all times. Otherwise, it’s like a needle in the haystack. You would you wouldn’t think that you could lose a 45 ft coach easily. When we started the company, these were little round magnetic dots on a magnetic board. By the time we were 50% occupied, it ran over us like a freight train. I was there. I remember it. I’ve searched for the coaches before and you’re like, how can I not find this coach? It’s massive. So that’s when we developed our own coach location system. This is an internal software that.”

“Yes, valet or customers, they can see right where the coach is. When they go to the coach, they unplug it and they move it to wherever. Their choices are departure because the customer is going on a trip or service or paint and body, you name it. But they drive it to that location and when they get out of the coach they scan the barcode. So that’s how we know where it is all the time, right? This is far more complex than that. Everyone in the company has our coach location system. So if I want to if I’m a valet coming here and I want to see what this customer wants done on departure, all I do is scan it.”

“It gives me his name, all his contact information in case I have any questions as a valet. But then it lists everything he wants. How much air he wants in each of his tires. That’s here. We know that he wants the bugs washed off the front when he returns, the whole coach washed when he leaves. We know that this gentleman leaves his car behind. And we know what he wants done to his car. But as many different customers as we have, there’s as many different requests. It’s basically the customer’s history. We’ve got it from for each location.”

“So no matter where they go, there’s a level of comfort and they feel like they know they get a snapshot of the customer. Every one of these storage facilities, I say, gets its own personality. Sure. Once it’s filled up with tenants, everyone uses their coach for the same purposes every year. Whether it is tailgating, going to NASCAR, visiting grandma and grandpa on Thanksgiving. So, you’re saying we have routines, huh? Yes. And it’s very predictable. And we use that in service. So, at the beginning of every year, we know how many coaches are departing and returning out of storage at each facility every year. That gets blocked out in service. In other words, our storage customers, they do get priority.”

“So we immediately before any calendaring starts for the year, it’s already been blocked out in the computer what storage is going to take each week based on their patterns. So it allows us to give storage customers priority and allows the shop capacity planning because depending on how much capacity storage takes, they schedule around that. For example, storage consumes a lot of capacity on July 5th or 6th. Okay, everyone’s coming back. Well, that’s good to know when you’ve got full-timers who are scheduling to come in for service in January or February, but when you schedule that appointment, we know that capacity is dedicated or devoted to store, right? And I think that’s one of the highlights of the convenience.”

“The convenience for our storage customers is the fact that they can have their service done while their coach is being babied in our ser in our storage facilities. So there’s no back and forth to the repair facility and. So then when they go to take their trip, it’s ready to go. We pull it out, they pack it up, they hit the road. Well, as coach owner, you have annual, you have ongoing maintenance. Sure. Preventative maintenance that we all budget for and can live with, right? It’s the unexpected. It’s the repairs, which is why I’ve always had an extended service plan. I don’t like surprises. Bottom line.”

“Again, driving at night, a campground in Salt Lake City, cut a little sharp at 10:30 at night, and the street sign just gouged into the fiberglass. Well, I get back on that trip, I give them my list of repairs, I show them my paint and body issues, and then I don’t worry about it. It’s going to be done by the next time I leave. That’s nice. Put it out of your mind. You can kind of forget that ever happened, right? Well, before I was having to shuttle back and forth, said I kept it in a hangar, but I would need to make an appointment for service somewhere. Wife would have to follow me over and drop it off.”

“They’d call a couple three days later after they diagnosed, said, “Here’s what it is. Come pick it up. We’ll call you. Again when the parts are in. When the parts are in, they had to follow me back over. Man, heaven forbid if I had body damage, right? That’s another location. This isn’t like a car, right? It is one thing to be painting one color on aluminum. It is quite another to be dealing with 15 to 20 coats, five colors or more, and needing to be done in a 75-foot paint booth. We have one at every one of our facilities. There’s not many of those in the country. The objective was to eliminate all that headache.”

“We’ll literally try and get it down to drop off, pick up, we’ll take care of the rest. Yep. So, we’re back in our corporate office here in Texas and we’ve already discussed all of the benefits of storing with National Indoor RV Centers. Now, I just want to show you how easy it is to schedule a departure. Well, welcome to my environment, my snacks. M thank you. I’ll eat your leftovers. So there won’t be any help yourself. Okay. So. Now we’ve logged into my account. I’m John today. John. Yep. Yep. So I want to go ahead and schedule a departure. And it’s just as easy. So I’m going to go over and schedule a departure. The calendar will pop up.”

“And I’m going to put July 30th. And I’ll read at this it’s going to be after work. So, I’m going to do 6:30. And any additional notes? Okay. Here’s where I. Personally always put in that upon my return, I would like the bugs washed off my front cap. Mhm. That’s generally all I need to put here, except I’m a little unusual. I have never towed a vehicle. Never. Not one time in my not since 85 have I ever towed a vehicle. I’d say that’s pretty unique. It is. So, I’m a guy who always checks, are you leaving a car when you pick up your coach?”

“And then I will leave additional notes that I would like to have my car washed while I’m gone. I used to put waxed, but. Now ceramic coat has replaced that,. So I don’t get that anymore, but I do get it washed. That’s what that notes field is for. Okay. Well, I’m getting my car ceramic coated next week,. So I’m super excited. It’s life-changing, believe me. I can’t wait. Okay,. So we’ve left our additional notes and. So I’ll hit schedule departure. Takes a minute or it’s going to space and back. Yeah. So,. Now you can see that I’ve got my departure scheduled 7:30 at 6:30 p.M. Central time. Um, and I can view this request here.”

“So, I can cancel it if I didn’t if I need to change the time. Close it. I can go back and cancel that. Super easy. And then I can also schedule a wash. Yeah. To me, this is the biggie. I use this a lot. Okay. So, we’re going to hit schedule a wash, and you’ll see why in a minute. And I’m going to request the day. So, you’re going to want it done the day before. Yeah. So, I’m going to go the 29th. We’ll do the wash. And then I can go down here and give them a little bit more detail. So, do I want the standard exterior, regular wash, deluxe? That’s personal preference.”

“I did the standard every time and I would do a deluxe once a year. Always have. Same thing on the interior. Then you can go into each uh request. So, let’s just check our exterior. Now, I can say, do I want the wheels polished, scratches removed, if I want a little bit more than just the front cap wash, or I can designate that here. You can designate it here. And you can tell that uh times have changed because I used to get a Teflon coat once a year. We really need to change that to ceramic coat cuz that puts an end to all of it. Correct. For eight years. I always did undercarriage whenever I came back from the north.”

“Be it Utah. Um a winter trip. A winter trip. You know, the chemicals and. So forth are very hard on the uh the coating on the wiring, and I just didn’t want rust on my chassis. Okay, then I’m going to just I’m just going to click all these buttons here. So, interior, you can um you know, pick if there’s something specific like if you have carpet in your coach, if you want that shampooed or if the you want the grout cleaned. Um, thank heavens. I haven’t had carpet in a coach. Now for a few years, but uh, there’s still plenty that have them. So, but many do. But cleaning grout, that was always a biggie for me.”

“And, uh, used to be kids,. Now it’s grandkids, upholstery,. So forth. But it’s the maintenance button that uh, I made a lot of use of. Yep. Okay. So, this one’s really nice. Everyone has a different maintenance schedule. I used to do battery sealant once a year. I have never winterized. I’ve always stored all of my coaches inside. It used to be here and prior to that it was in the hangar. But degasing the engine battery generator, I did that annually given where we live. State inspection I have to do annually. I’ve always topped off or had them top off my DEF before I left. I would sanitize the tank once a year.”

“I’ve always done my own fuel run, but a number of customers and we’re very close to diesel every location. Four corner weighing,. Obviously do that at the acquisition of a new coach after it’s fully loaded. And we do that fully wet, meaning a full water tank, empty gray and black tanks, two people in the pilot and co-pilot’s chair. Yep. For a class A diesel where you’ve got three axles, it gives you the weight of all six points which you can then go to the tire charts and determine how much air pressure, what the PSI of each should be depending on how your coach is loaded. And as storage customers, including myself, that gets put into our database under your name.”

“So every time you depart, your tires are inflated to that PSI, right? Regardless of which location you may be storing at, if you’re moving around, truly trying to take the hassle out of dropping off and picking up. Yes, it’s super simple. Anyone could do this. And if you can’t, just give us a call. So, I think. Now we’ve fully explained why we have the name that we have, National Indoor RV Centers. You know, in the beginning, this started out as a vision and then it became a mission. Now it certainly for me it has become a passion. I was gonna say that no a passion to draw a real distinction between storage and stewardship of our customers coaches. Yeah.”

“Well and just really to make it. So that much easier for them to pick up and go. The coach is ready. It’s. So easy. You know that it just it’s it truly does help simplify the ownership experience for our customers. That is our passion.
